Awaab’s Law in Action 2027

Since it was implemented in October 2025, Awaab’s Law has been reshaping the social housing management landscape. Initially covering measures for preventing damp and mould, the regulation compels landlords, property surveyors, contractors and the supply chain to respond in specific and new ways to property risks, and presents a range of challenges. But it also spurs the sector to move beyond reactive responses, towards robust strategies for healthier, safer homes, via long-term, collaborative strategies.

Phase 2 of Awaab’s Law is due to be implemented in November 2026, mandating a series of responses under the Social Housing (Regulation) Act to a wider range of Housing Health and Safety Rating System (HHRS) hazards.

This conference will bring together housing associations, local authorities, and property consultants with damp and mould experts, contractors and solution providers to explore how the sector is responding to the realities of compliance. It will offer key lessons from organisations tackling Phase 1, informing a discussion of practical realities of a wider scope of hazards in Phase 2.

This half-day conference will enable the social housing sector and wider construction industry to share knowledge and experience of the key operational, regulatory and cultural challenges and changes that have emerged since Awaab’s Law’s inception. Discussions will be informed by industry insight, and will attempt to define best practice benchmarks around what “making homes safe” means in practice. Case studies including data-savvy approaches will help to illustrate the transferable approaches for delegates.

The event will also include practical insights from supply chain partners providing useful pointers for delegates, and valuable networking opportunities. With Awaab’s Law expanding to cover an unprecedented set of safety considerations, this focused conference will allow the sector to demonstrate proactive leadership on behalf of tenants, and also discover proven solutions from professionals who have experienced the realities.
